Quick facts: rat control in Phoenix
- Species pages: roof rat removal for attics and rooflines, Norway rat removal for ground-level burrows.
- Species: roof rats (attics and rooflines, the most common rat in Phoenix), Norway rats (ground burrows along foundations) and pack rats (stick middens outside). Tail test: longer than the body means roof rat, shorter means Norway rat, furred means pack rat.
- Season: roof rats are active all year but far more active from November through May, according to University of Arizona Cooperative Extension. Norway rats move toward houses when monsoon runoff floods their burrows. Our Phoenix rodent season calendar shows the month-by-month pattern.
- First visit: a Rodent Specialist completes a free 61-point structural entry audit of the roofline, attic, garage and exterior and maps every opening.
- Methods: monitored snap traps indoors, locked tamper-resistant stations outside, no bait in attics or walls.

Signs You May Have Rats in Your Phoenix Home
Not sure which type of rat is in your attic or yard? No problem. Most infestations share a handful of unmistakable signs. Especially here in Arizona, where rats love our tile roofs, citrus trees, and cozy attics.
Here’s what to watch (and sniff 👃) for:
Scratching or scampering sounds at night
. Especially from the attic, ceiling vents, or inside walls.Small dark droppings
, Often found in insulation, pantries, or near appliances.Gnaw marks
. On food packaging, wooden beams, baseboards, or even wiring (yikes!).Citrus or pet food theft
. Fruit missing from trees or pet bowls mysteriously emptied? Classic.Urine trails and ammonia-like odors
. A musty smell may point to nesting sites or heavy traffic zones.Grease marks and smudges
. Oily stains along block walls, pipes, or beams from repeated rat traffic.Pets acting weird
. Cats or dogs fixating on walls or ceilings? Trust their instincts.
✨ Tip: Even if you’re not seeing rats, the sounds and smells are early clues. Roof rats, especially, stay hidden. If you suspect something’s scurrying, schedule a free inspection » and let our licensed pros check it out.
How Our Phoenix Rat Exterminators Work
1) Roofline and Burrow Inspection
A rat inspection is a roofline inspection first. We walk the tile field looking for displaced bird-stops and open ridge caps, check the soffit returns where two roof planes meet, and follow the AC line-set chase down into the wall. The three routes roof rats use most in Phoenix. Ground level matters for Norway rats: we probe burrow openings along block walls, under sheds, and at irrigation boxes. Every opening is noted and pinned to a location so you can see exactly where they are getting in.
2) Runway Trapping Indoors, No Bait in Walls
Rats are neophobic, they avoid new objects for several days, so trap placement matters more than trap count. We set monitored snap traps along established runways indoors, identified by the grease rub marks rats leave on joists and pipe runs, and never place bait inside a wall or attic where a carcass would be unrecoverable. Exterior tamper-resistant stations go on the travel corridors feeding the structure so the outside population stops resupplying the inside one.
3) Rat-Proof Exclusion for Phoenix Construction
Rat-proofing is a different standard than mouse-proofing. A roof rat can squeeze through a gap of about half an inch and can chew through soft aluminum, foam, and unbacked mesh. We close tile-roof edges with mortar-set bird-stops, screen soffit and dryer vents with heavy-gauge hardware cloth, sleeve utility and line-set penetrations, and seal foundation gaps with materials rated for Arizona UV and thermal cycling. Because a sealant that cracks in its second summer is not exclusion.
4) Droppings Cleanup and Follow-Up Visits
Rat droppings and urine in an attic are not just an odor problem. Accumulated nesting material compacts insulation and reduces its R-value, and dried droppings should never be dry-swept because of the aerosol risk. We HEPA-vacuum and sanitize, replace contaminated insulation where needed, then return to clear traps and confirm the seal is holding. Rats also leave a scent trail that draws replacements. Neutralizing it is part of why the work lasts.
Roof Rats, Norway Rats & Pack Rats in Phoenix. What You Need to Know
Roof Rats (Most Common in Phoenix)
Roof rats are the most common rat in Phoenix. They climb block walls, utility lines and rooflines, then enter through tile-roof gaps, attic vents and AC line penetrations, which is why you hear them overhead at night rather than at floor level.
Maricopa County’s roof rat guidance notes that they travel along power lines to trees, oleanders, vines and roofs and spend most of their lives at least 4 feet off the ground, which is why our work starts at the roofline. The county takes roof rat complaints but won’t trap them on private property; see what Maricopa County Vector Control will and won’t do about roof rats.
They are most common in older irrigated neighborhoods with mature citrus and tile roofs: see roof rat removal in Mesa, roof rats in central Tempe, roof rats in Paradise Valley and roof rats in south Peoria. To start on your own, see how to get rid of roof rats in Phoenix.
Norway Rats (Ground-Dwelling & Destructive)
Norway rats are less common in Phoenix than roof rats and stay at ground level, so the signs are burrows along block walls and droppings up to an inch long with one blunt end, not attic noise. They turn up around irrigation, pool equipment and drip lines, trash areas and sewer lines, and monsoon runoff that floods their burrows pushes them toward the house (see what to check after monsoon storms). Signs, burrow work and sealing are covered on our Norway rat removal in Phoenix page.
Pack Rats (Woodrats & Nest Hoarders)
Pack rats (woodrats) build stick middens under shrubs, sheds and AC units and in engine bays, mostly near washes and the desert edge. They are the rat most likely to chew vehicle wiring, and the work happens outside, at the midden.

Why Phoenix Homes Get Rats (and How We Fix It)
Tile roofs & soffits: hidden channels create elevated access; we screen vents and close tile edges.
Block walls & citrus/palms: ideal travel corridors and food sources; we intercept activity and reduce attractants.
AC line-sets & utilities: unsealed penetrations are open doors; we install mesh and sealants rated for heat and UV.
Garages & storage: pet food and clutter invite visits; we trap inside and seal base/utility gaps.
One consequence worth planning for: rats flatten and foul blown insulation wherever they run, so a bad attic infestation often ends with a section of insulation that is no longer doing its job. When that happens we replace it with TAP pest control insulation rather than standard cellulose, so the material going back down carries a borate treatment.
How long does rat control take in Phoenix, and what does it cost?
- Free rat inspection & plan. Rodent inspections by appointment.
- Removal: roof rats typically clear in 3–7 days; Norway rat burrow work can run 7–14 days because ground colonies rebuild from outside the structure.
- Exclusion: usually one visit. Tile roofs with open bird-stops or multiple roof planes may need two.
- Pricing: Control is $245 for the initial service and $95 per follow-up. Solve (full exclusion, 2-year warranty) and Restore (plus attic remediation) are quoted after the free inspection. The $29 first visit is a promo with a year-round pest control plan.

Roof Rat vs Norway Rat vs Pack Rat: Side-by-Side Identification
| Roof rat | Norway rat | Pack rat | |
|---|---|---|---|
| Weight | 5–10 oz | 7–18 oz (about 1 lb) | Up to 1 lb |
| Tail | Longer than head and body; reaches the snout when pulled forward. Bare | Shorter than head and body; reaches the middle of the skull. Bare | 5–7 in and furred |
| Build | Slender, pointed muzzle, large eyes and ears | Stocky, blunt nose, small ears | Big ears and eyes, soft grey-tawny coat, white throat |
| Droppings | About ½ in, pointed ends | ½–1 in, blunt at one end | Scattered pellets around the midden |
| Where it nests | Attics, wall and ceiling voids. Above ground | Burrows along foundations, under woodpiles. Ground level | Stick midden under prickly pear, palo verde, boulders or stored equipment |
| Litters | 3–5 a year, up to 8 young | 4–6 a year, 20+ weaned annually | Seasonal |
| Where in the Valley | Irrigated older core. Arcadia, central Tempe, west Mesa, Old Town Scottsdale | Ground level anywhere, often near canals, alleys and commercial areas | Desert edge. Verrado, Vistancia, Queen Creek, north Scottsdale, Cave Creek |
If you only check one thing, check the tail. Pull it back along the body: past the snout means roof rat and the work is in the attic; only to the middle of the skull means Norway rat and the work is at ground level; furred rather than bare means pack rat and the work is outside, at the midden. Bait Stations vs Snap Traps for Phoenix Rats
The single most common question we get from Phoenix homeowners is why we did not simply put out bait. The answer depends on the species and on the heat.
Roof rats in an occupied structure: traps, not bait. A roof rat that eats an anticoagulant bait does not die outside. It dies in a wall void, a soffit run, or on top of insulation, and in a Phoenix summer attic that runs 140°F, decomposition is fast and the odor lasts weeks. We use monitored snap traps inside structures so every rat is recovered and removed.
Norway rats around the exterior: locked bait stations have a place. Ground-dwelling Norway rats burrow along block walls, under sheds, and near irrigation. Tamper-resistant exterior stations reduce the population pushing toward the house without putting carcasses inside it.
Why heat changes the math. Wax-block baits soften and slump above roughly 120°F, which is routine on a west-facing Phoenix wall from June through September. We use heat-stable formulations in shaded, secured placements only, and we do not leave bait in an attic.
Pack rats are a different job entirely. Neither approach works well on a midden under a patio or inside an engine bay. That is a removal-and-habitat-modification job, covered on our pack rat removal page.
FAQs. Rat Control Phoenix
How do I know if it’s roof rats or Norway rats?
Roof rats make overhead/attic noise and use elevated routes; Norway rats burrow and enter at ground level. Your inspection confirms species and plan.
Do I actually have rats, or is it something else?
Look for droppings under sinks, behind appliances and in the pantry, grease rub marks along baseboards and pipes, food packaging gnawed from the bottom, and scratching after dark in the attic, walls or ceiling. Two or more of these usually means rats. The free inspection confirms the species and where they are getting in.
Why doesn’t DIY trapping get rid of rats?
Rats avoid new objects for days, so a few traps in the wrong place get ignored. Taking out a few lets the rest breed back, and if the entry points stay open, new rats move in. That is why we trap on established runways and then seal the gaps.
Are your methods pet-safe?
Yes. Snap traps indoors only; locked, tamper-resistant stations outdoors. No poisons placed inside Phoenix homes.
Do you service tile roofs?
Absolutely. We screen vents, fit tile-edge flashing, and seal roof penetrations with chew-resistant materials.
Will I see what you sealed?
Yes. Your tech walks you through every point that was sealed so you know exactly what was done. Photos of the work are available on request.
How much does rat control cost in Phoenix?
Our Control package is $245 for the initial service and $95 per follow-up visit. Solve (trapping plus full exclusion with a 2-year warranty) and Restore (Solve plus attic remediation) are quoted after the free 61-point inspection, because the price depends on entry points and roof complexity. The $29 first visit is a promo for new customers who start a 1-year pest control plan.
What does it cost to wait on rats?
Rats chew wiring, soak insulation with urine and droppings and damage ductwork, so the repair bill grows the longer they stay. Our guide to rodent control cost in Phoenix covers what that damage costs to fix.
Do I have to leave the house?
No. Professional trapping and exclusion don’t require vacating. We’ll advise if attic access or sanitation needs a brief, scheduled disruption.
How do you remove rats?
Interior snap traps for quick removal; locked stations outside; and permanent exclusion so colonies can’t re-enter.
What does the Busy Bee Seal Guarantee cover?
If rodents get back in through an entry point we sealed, we return and fix it under your plan. Every seal point is noted during the work, so there is a record of exactly what was covered.
Do you fumigate for rats?
No. Fumigation is not a rat treatment for an occupied home, and it does nothing about the entry points, so the rats come back. We use monitored snap traps indoors, locked tamper-resistant stations outside, and permanent exclusion of every gap found on the inspection.
Are you a rat exterminator or a rat removal company?
Both, in practice. Busy Bee is a licensed Arizona pest control company (license #10332) whose Rodent Specialists trap and remove the rats, then seal the roofline and ground-level entry points so the problem does not repeat. If you searched for a rat exterminator near me in Phoenix, this is that service, with free rodent inspections by appointment.
