Sun City is unlike anywhere else we work, because almost all of it was built in one go. Del Webb opened it on 1 January 1960 with five home models, a shopping center, a recreation center and a golf course, and 100,000 people came to look that first weekend. What that means today is a housing stock of one broad vintage, and bees respond to that consistency.

One vintage means one set of entry points

In a mixed-age subdivision every house fails differently. In Sun City the same details repeat street after street: the same eave construction, the same roof-to-wall junction, the same utility penetrations, the same low-pitch roof over the same block walls. Sun City has eight golf courses and seven recreation centers. Irrigated turf, lakes and water features mean permanent water in a place that would otherwise be dry by June. Across most of the Valley, summer water scarcity is the constraint that breaks colonies apart. Here that constraint is removed, so colonies establish and carry through the year instead of collapsing.

Empty houses in swarm season

A great many Sun City homes are seasonal, and the months they sit closed are exactly the months swarms are looking for cavities. A colony in a shut-up house gets an uninterrupted run at building comb. The hive that greets you in October has very often been there since May, so check the eaves, vents and roofline before you assume the house is as you left it, and if you find an active entrance, do not seal it. Trapping a colony inside drives it toward the living space and leaves the comb to melt into the structure.

One straight word about doing it yourself

Sun City’s median age is 72.6, and about three quarters of residents are over 65. That is a practical consideration rather than an abstract one: a defensive colony delivers stings faster than anyone can get down a ladder, and heart or respiratory conditions make the consequences considerably worse. This is the community where we most often ask people to step back inside and let us deal with it. Treat any established colony as potentially Africanized.
