Peoria covers roughly 179 square miles, which makes it one of the largest cities in the Valley by area and means a call from Old Town and a call from the Lake Pleasant side are two very different jobs. The city runs from an 1880s farm-town core in the south up into open Sonoran desert in the north, and where your home sits along that line largely determines where your bees came from.

North Peoria: the desert supplies the bees

In Vistancia, Northpointe, Blackstone and Ridgecrest you are on the edge of open desert. Northpointe alone backs onto more than a thousand acres of mountain preserve. Swarms in these neighborhoods usually arrive from the desert itself rather than from a hive down the street: saguaro cavities, rock crevices and the undercut banks of washes are the source. That has a practical consequence. Sealing your own home is worth more here than anything your neighbors do, because the supply is not coming from inside the subdivision. Lake Pleasant is why colonies survive July

Lake Pleasant sits inside Peoria’s city limits, roughly 10,000 acres of open water impounded on the Agua Fria River, tripled in surface area when the New Waddell Dam was completed in 1994. A colony needs water every single day to cool its hive, and across most of the Valley that is the constraint that breaks colonies apart in high summer. In north Peoria it simply is not a constraint. We find established, multi-season hives holding on in places that would have collapsed by August further south, and we find them further from housing than you would expect.

Old Town and the pre-1954 core

Peoria had about 2,500 residents in 1970 and has more than 170,000 today, so the overwhelming majority of the housing stock is modern. The exception is the original town center around Washington and Grand Avenue, where the post office dates to 1888 and Central School to 1906, and where the city was not formally incorporated until 1954. That older pocket brings the classic Valley problems: open-cell block walls with cracked or missing mortar caps, mature shade trees, detached garages and sheds, and decades of utility penetrations nobody ever sealed. Old Town and Vistancia are the same job on paper and a different job in practice. In the south the colony usually came from a hive a few streets over, so what your neighbors do matters. In the north the desert restocks itself every spring and sealing your own house is most of the answer. Either way the comb leaves with the bees, and either way an established wild colony gets treated as Africanized until someone in a suit says otherwise.
