Why Newer Surprise Homes Still Get Rodents

Surprise went from about 31,000 residents in 2000 to more than 140,000 by 2020, so most of its homes are less than 30 years old. Owners often assume a house that new is sealed. It is not: production homes leave predictable gaps, and in Surprise they sit right beside the three things rodents need, which are open desert, farm fields and irrigated landscaping.

    • Pack rats are the desert-edge problem west of Loop 303, around Asante, toward the White Tank foothills and near the washes. They nest in landscape rock and cactus and under stored trailers, and they chew wiring in cars, golf carts and pool equipment.

    • House mice and deer mice come in from farm fields and graded lots, especially in the fall and when the next phase of a subdivision breaks ground.

    • Roof rats have followed the landscaping as it matured. Citrus, queen palms and oleander planted in the late 1990s and 2000s now reach the roof, and the rats go in at the tile eaves and gable vents. In the attic they nest in the insulation and foul it, and once the roofline is sealed our attic cleanup and TAP insulation put the attic right.

Rodent Patterns Across Surprise, El Mirage and Waddell

Original Town Site (85374). Surprise’s original 1938 townsite, around Dysart Road just off Grand Avenue and the rail line. Smaller, older homes with sheds, mature trees and older roofs make this the part of Surprise that looks most like central Phoenix: roof rats in the trees and mice in the outbuildings.

The master-planned neighborhoods (85374, 85379, 85388). Kingswood Parke, Rancho Gabriela, Surprise Farms and Marley Park were built mostly between the late 1990s and the 2010s: concrete tile roofs, block walls, and HOA greenbelts with turf and palms. Ten to twenty-five years on, backyard citrus and queen palms touch the roof, and the gaps at the tile eaves and around A/C lines have opened up. Rats often live in the common-area landscaping behind the wall and nest in the house.

Sun City Grand. The Del Webb active-adult community off Grand Avenue, built from the late 1990s, with golf course edges, desert landscaping and many seasonal owners. Garages and golf carts are common nesting spots, and a house closed up for the summer should have its exterior sealed before the owners leave. Asante and the Loop 303 edge (85387). The newest part of Surprise, still building next to open desert and farmland. Expect pack rats and mice rather than roof rats: grading disturbs burrows, and the first rodents in a new house usually come in under the garage door or through an unfinished pipe or wire penetration.

El Mirage (85335). Surprise’s neighbor to the east runs along the Agua Fria River. The riverbed is a steady source of pack rats and mice for the streets nearest it, and the older homes in El Mirage’s original neighborhoods show the roof rat pattern.

Waddell (85355). Unincorporated acreage toward the White Tank Mountains, with horse properties, hay and feed storage, and open desert on several sides. Feed rooms and tack sheds draw mice, and pack rats nest in the brush and in stored equipment.

Are rats a problem in Surprise, AZ?

Yes, though the mix differs from central Phoenix. Pack rats and house mice lead on the desert and farm-field edges west of Loop 303 and toward the White Tank foothills, while roof rats are established where the landscaping has matured, around Bell Road, Sun City Grand and the Original Town Site. We live out toward the White Tank foothills. Why do pack rats keep coming back?

The lasting fix is taking away what they build against, such as rock piles along the wall, cactus touching the house and stored trailers, then sealing the garage and ground-level gaps and keeping locked stations on the desert-facing side.

Is the HOA common area behind our wall the source of our rats?
