How does rodent control work in Phoenix? Our 4-step process

Rodent control in Phoenix starts with a free 61-point inspection of the attic, roofline and exterior. We trap indoors with snap traps, place locked stations outside, seal every entry point with chew-proof materials, then sanitize and follow up until the home is quiet. Most homes close out within 1 to 2 weeks.

1) Local Inspection & Entry-Point Mapping

Attics, garages, rooflines/soffits, AC penetrations, block walls, and slab transitions. Your tech documents each vulnerability and its location so you know exactly what we’ll seal.

We find and seal entry points like this one, preventing rodents from getting in and keeping your home protected year-round.

2) Fast, Professional Removal (Family & Pet-Safe)

Snap traps indoors. Never bait in the walls. Tamper-resistant stations outside to intercept activity and prevent re-entry pressure.

We strategically place tamper-proof, pet-safe bait stations around your property to reduce rodent activity and protect your home long-term.

3) Exclusion Built for Phoenix Homes

Tile-roof gaps, lifted edges, soffit/roof vents, utility penetrations, and foundation breaks are sealed with chew-resistant materials that withstand Arizona sun and heat. This is the difference between a clear-out and a cure.

Wire grating blocking a hole for rodent exclusion
We block every rodent entry point, from roof gaps to ground cracks, so nothing gets back inside your home.

4) Sanitization & Follow-Ups

Targeted attic cleanup and sanitization removes droppings and neutralizes odor. We return to clear traps, service stations, and verify that repairs hold. Once the attic is clear and sealed, the next step is replacing the contaminated insulation. Our TAP attic insulation in Phoenix is borate-treated, so it resists pests while restoring the R-value the infestation destroyed.

Which Rodent Do You Have? A Phoenix Triage Guide

Treatment differs by species, so identification comes before anything else. Four rodents account for almost every call we take in the Valley, and you can usually narrow it down before we arrive.

  • Noise overhead after dark, droppings the size of a grain of rice with pointed ends, greasy rub marks along attic joists. That is a roof rat. The most common structural rodent in Phoenix. See roof rat removal.
  • Burrow openings along a block wall, damage at ground level, larger blunt-ended droppings. Norway rat. See Norway rat removal.
  • A pile of cactus segments, twigs, and shiny objects under a shed, grill, or parked vehicle; chewed engine wiring. Pack rat, also called a white-throated woodrat. See pack rat removal.
  • Very small droppings scattered widely, shredded paper nests in a pantry or garage, gnaw marks on food packaging. House mouse. See mouse control.

Not sure? Send a photo of the droppings when you call. Species ID drives the trap type, the placement, and whether exclusion is even the right first move.

Mice and Other Rodents in Phoenix

Rats get the attention, but roughly a third of our rodent calls are not rats at all, and each of these needs a different plan.

House mice are a ground-level job: they pass a gap the width of a pencil and nest within about 20 feet of food, so the work is dense trapping and sealing at the slab and plumbing. See mouse control in Phoenix.

Round-tailed ground squirrels show up in the West Valley and along desert-edge developments, burrowing under patios, pool decks, and block walls. They are diurnal, so unlike rats you will see them. The damage is structural undermining and irrigation loss rather than attic contamination.

Whatever the species, pricing is the same: $245 for the initial service and $95 per follow-up. The $29 first visit applies only when it is bundled with a year-round pest control plan.

Why do Phoenix homes get rodents?

Phoenix homes get rodents because tile roofs, block walls, citrus and palm trees, and unsealed AC line-sets give roof rats and mice easy travel routes and openings. Cooler nights from October through March push them indoors for warmth and food. Sealing those openings after trapping is what keeps them out for good.

    • Tile roofs & soffits: create elevated channels roof rats love. We close tile edges, ridge lines, and vent gaps.
    • Block walls & citrus/palms: provide travel corridors; we intercept with exterior stations and reduce attractants.
    • AC line-sets & utilities: unsealed penetrations become highways inside; we seal with metal mesh and UV-rated sealant.
    • Garages & storage: cardboard, pet food, and clutter invite mice; we trap inside and seal base/utility gaps.
    • Pool equipment & drip irrigation: the steadiest water on many lots, which keeps pack rats and Norway rats nearby; see rodents in pool equipment and drip lines.

How long does rodent control take in Phoenix?

Most Phoenix rodent jobs take 1 to 2 weeks from the first visit to a quiet home. Trapping usually runs 3 to 7 days, exclusion is completed in one visit on most roofs, and follow-ups continue until activity stops. Rodent inspections are booked by appointment across the Valley.

    • Free inspection & plan – rodent inspections by appointment.
    • Removal: typically 3–7 days depending on activity.
    • Exclusion: often completed in one visit (complex roofs may require two).
    • Resolution: most homes close out in 1–2 weeks.
    • Pricing: based on home size, entry points, and scope; written quote before work begins.

What adds to the total. The $245 initial service is the starting point. Three things can add to it: follow-up visits at $95 each until activity stops; exclusion and sealing of the entry points we find; and decontamination (attic cleanup and sanitization). Each is quoted before the work starts. The full breakdown is in our guide to rodent control cost in Phoenix.

When rats have been in the attic. Roof rats in an attic usually soak the insulation with urine and droppings or flatten it along their runways, so it holds odor and loses much of its insulating value. Once the house is sealed, our attic cleanup removes the droppings, nests and soiled sections and sanitizes the attic, and TAP insulation, a borate-treated cellulose that doubles as insect control, brings it back to full depth. Both are part of the Restore package, or can be quoted on their own after the inspection.

Just being able to not only know the situation wasn’t as bad as initially thought was a great relief. Not everyday you have to deal with burrowing yellowjackets but now I feel that it’s initially taken care of but I know how to handle it next time with their knowledge and experience.

Cliff was punctual, professional, and efficient. He identified what I thought was a rodent issue in my porch recessed light as bat droppings. He was thorough and I would recommend his expertise (and that of BusyBee) to anyone. Thank you Cliff!

FAQs. Rodent Control Phoenix

How do I know if it’s roof rats or mice?
Roof rats leave longer droppings and make overhead/attic noise; mice leave tiny droppings along baseboards and storage. Your inspection confirms species and plan.

Are your methods pet-safe?
Yes. Snap traps indoors only; locked, tamper-resistant stations outdoors. No hidden poisons in walls.

Do you service tile roofs?
Absolutely. We install vent screens, fit tile-edge flashing, and seal roof penetrations with chew-resistant materials.

Will you show what you sealed?
Yes. Your digital report includes photos of every repair.

How much does rodent control cost in Phoenix?
Our Control package is $245 for the initial service and $95 per follow-up visit. Solve (full exclusion with a 2-year warranty) and Restore (exclusion plus attic remediation) are quoted after your free 61-point inspection, because the price depends on entry points, roof type and attic condition.

What are the Control, Solve and Restore packages?
Control is trapping and follow-up visits, paid per visit. Solve adds full structural exclusion of every entry point we find, all follow-ups included, and a 2-year warranty. Restore includes everything in Solve plus attic remediation: dropping removal, sanitization and contaminated insulation replaced or topped up.

Can I upgrade from Control to Solve later?
Yes. If you start with Control and decide you want the entry points sealed, the $245 initial service is credited toward Solve. Follow-up visits you have already paid for are not credited. Your Rodent Specialist can quote the upgrade at any visit.

What is the 61-point inspection?
It is our structural entry audit. A Rodent Specialist checks 61 specific points across the attic, roofline, eaves, vents, utility penetrations, garage and exterior, and quotes the work from those findings. It is free, and every zone is completed before we quote.

How do you remove roof rats?
Interior snap traps for quick removal; locked stations outside; and permanent exclusion so colonies can’t re-enter.

Is the rodent inspection free?
Yes. Every rodent job starts with a free 61-point inspection of the attic, roofline, garage and exterior, and you get a written quote before any work is scheduled. There is no charge if you decide not to go ahead.

How soon can you inspect for rodents in Phoenix?
The phone is answered 24 hours a day, seven days a week at 623-289-3375, and rodent inspections are booked by appointment at the first available time across Phoenix and the Valley. Rodents inside living space are treated as a priority call.

Do you offer mouse control as well as rat control?
Yes. Mouse control in Phoenix uses the same free inspection, snap traps indoors and sealing of the small gaps mice use (a quarter-inch opening is enough). See our Phoenix mouse control page for house mouse identification and pricing.

Do you provide rodent control for garages, warehouses and commercial buildings in Phoenix?
Yes. Busy Bee services homes and commercial properties, including garages, offices, storage and warehouse space and retail units. Garages get the same trapping and sealing as the house, plus the optional Garage Door Rodent Guard at $50 per guard ($100 per door). Commercial rodent control is quoted after the free inspection.

More answers on cost, the inspection, which rodent you have and attic cleanup are in our Phoenix rodent control FAQ.
